Nathan’s Birthday

This year’s birthday was all about experience! Different sort of first times! First for the kids to partake in prawning! First to eat at Bangkok Jam, first to get a gift that is alive! A mini hamster -a white Winter hamster! 















The Winter White Hamster is about 4 inches long and is gray with a white belly, and a thick gray stripe running down its back and furry feet. This hamster earned its name because its coat turns almost completely white during winter (when the hours of daylight decrease). This hamster's tail is short-you'll hardly be able to see it.

With consistent handling, your Winter White Hamster can become relatively tame, making this species a friendly, confident and curious pet. They are an active species and like to run about-so be prepared to give them enough room to run even though they're small.

Things to remember

Lifting & handling
Handle your Winter White Hamster gently -- scoop her up in both hands and hold her with cupped hands so she'll feel safe and secure.

Special needs
Your hamster's front teeth never stop growing -- so she needs lots of healthy things to chew on like treat sticks and chews.

Exercise
Hamsters have tons of energy and need to run on a wheel in their habitat, or in an exercise ball daily.

Nutrition
Choose a fortified diet appropriate for hamsters.

Housing
Your hamster needs a well-ventilated home, large enough for a food dish and water bottle, a hiding area (if one isn't built in) and an exercise wheel. There should be plenty of room for all cage accessories, and for her to move around freely.


The big R

Today the company took a big step to execute the Retrenchment exercise. This was planned by me and my staff  and we tried our best to cater to the wimps and fancies of both bosses and unions. Sadly we will be sending more than a thousand people away. The sustainability of the business is of paramount importance and we are heartened by the fact that our union has been with us all this while and understands the situation that the company is in. No one likes to be stuck in between. But what I learnt from this exercise... there is nothing that the people won’t stop at doing to survive. This includes the political corporate jungle. You need the support of your people to address these situations. Whoever has the loudest voice wins. This includes physical and verbal battles. I wonder if there is a need to go through this journey a second time to learn from the mistakes that we have made? 

Regardless We need to standby our decision and be firm, stick to the plans. Don’t sway with the wind. Be that beacon of light. 

Dealing with tweens

  1. Behave as a role model. When you notice your teenager engaging in questionable patterns of behavior, examine yourself first. Consider the possibility that your teenager is learning behaviors from you. Avoid being a hypocrite and behave the way you want to see your child behave. If you don't want your teenager lying to you, don't lie yourself . If you get upset when your teenager is late coming home at night, make a point to always be on time for your appointments and obligations.
  2. Be firm. When it comes to household rules, stand your ground. If your teenager doesn't take your rules and restrictions seriously, it's unlikely that she will ever respect you. When a teenager doesn't believe there are consequences or negative effects for inappropriate behavior, the misbehavior often escalates. If she shows up past curfew or speaks to you in a disrespectful tone, follow through on discipline, whether it's grounding her for a week or not allowing her access to her cellphone.
  3. Communicate your expectations. Misunderstandings can be a major culprit behind disrespectful teenage behavior and tension with parents. Sometimes, all a teenager needs is to know clearly what is expected. Parents often fall into the trap of thinking that a child can read minds. If you're concerned about grades, establish easy-to-follow instructions to help your child reach attainable goals.

CVS - Nathanael

When Nathanael was only 10 weeks old, we decided to perform an intravenous test as his Nachal translucency thickness was higher than normal. Gynae advised that we conduct a test to decide if we want to bring the baby to term. At that point it was not the practicality of her advise that struck me, but the fact that our baby may potentially be suffering from Down syndrome.. I was devastated. I cried a few days after knowing the options. And finally decided that regardless the outcome, I will keep him and love him. However, we must plan for him if it’s positive. I may have to change my job or quit altogether. It will be a tough journey ahead and I told myself I needed to know. I needed to plan ahead no matter what the future holds. And knowing and anticipating it early will help. 

So we decided to go with the CVS test. It was an experience that I will never ever forget. The coldness of the examination table, the kindness of Dr Tony Tan who is an expert in this field and conducted this multiple times, the strength that I’ve mustered to hold myself together to overcome the fear of the long syringe that looks like double the length of long rulers combined. It was scary. The thought of doctor having to hold a ultrasound scanner to determine the position of the uterus, the foetus when it’s barely formed, all these contributed to my anxiety. I could feel my body trembling uncontrollably. We paused multiple times and I couldn’t control the tears that are welling up in my eyes and trickling down my face. Dr Tan wanted to reschedule even. I told myself to be resilient for the baby, controlled my body with my mind to stop myself from shaking. The procedure was perfectly performed. No implication. With God’s blessings, Nathanael turns out healthy and we got to know the gender of the baby in advance. Appending the procedure below as a reference. 

For a transabdominal CVS procedure:

  1. For an abdominal CVS, your abdomen will be cleansed with an antiseptic. You will be instructed not to touch the sterile area on your abdomen during the procedure.

  2. The doctor may inject a local anesthetic to numb the skin. If a local anesthetic is used, you will feel a needle stick when the anesthetic is injected. This may cause a brief stinging sensation.

  3. Ultrasound will be used to help guide a long, thin, hollow needle through your abdomen and into the uterus and placenta. This may be slightly painful, and you may feel a cramp as the needle enters the uterus.

  4. Cells will be gently suctioned into a syringe. More than one sample may be needed to obtain enough tissue for testing.

  5. The needle will then be removed. An adhesive bandage will be placed over the abdominal needle insertion site.

First month's order

What is fenugreek? - Fenugreek is one of the world's oldest medicinal herbs. It has a variety of uses, including increasing breastmilk production.Fenugreek is the small stony seeds from the pod of a bean-like plant. The seeds are hard, yellowish brown and angular. Some are oblong, some rhombic, other virtually cubic, with a side of about 3mm (1/8"). A deep furrow all but splits them in two. They are available whole and dried , or as a dull yellow powder, ground from the roasted seeds.Bouquet: Warm and penetrating, becoming more pronounced when the seeds are roasted. Ground, they give off a 'spicy' smell, pungent, like an inferior curry powder which would probably contain too much fenugreek.Flavor: Powerful, aromatic and bittersweet, like burnt sugar. There is a bitter aftertaste, similar to celery or lovage.Where does it grow? - Fenugreek is indigenous to the eastern shores of the Mediterranean Sea, but it is grown in India, Morocco, Egypt and England. The herb can grow to be about two feet tall. It blooms white flowers in the summer and has very aromatic seeds.What is it used for ? - Fenugreek seeds are ground and roasted and used to flavor to curry. The seeds are also soaked and then powdered and used to make lip balm and tonic. The seeds can be used to make tea, which can reduce fever and menstrual pains, or they can be used in an ointment to treat skin infections. The seeds have also been used to increase libido in men and serve as an aphrodisiac. Ground seeds are often used to give a maple flavor to sweets and candies. Ground seeds are also used to flavor cattle food, including different vegetable meals and hays. Fenugreek's leaves, which are high in iron, are used in salads. Taken internally, fenugreek is used to treat bronchitis, coughs, respiratory problems, sinus conditions and to increase milk supply (see more below).

6th Month Milestone

We visited Dr Veronica today for her 6th Month injection and oral vaccine.

The lucky her had her Grandpa and great-grandma tagging along as well!!

She was really brave today. Only cried a loud shrill "Maaaaaaaaaaaaaa!!" when the vaccine was given and stopped immediately when she was picked up by me. I could tell that the bond between us is only getting stronger as I am no longer just her favourite food source but her favourite parent as well. It gets really apparent at this stage as she learns to recognise familiar faces and creates a hierarchy of her favourite caretaker. Of course, I'm thrilled that I took the first place in her heart. Daddy loses out a little, but I'm sure he'll get on equal footing very soon!

So daddy don't fret k! Work on your playskills and I'm sure she'll be charmed by your creativity!

Btw she learnt how to stick her tongue out today! Saw her playing with her tongue when I woke up this morning. Baby Nat never fail to amaze us daily!!

Consider this when buying a property

What’s an EC?

ECs are condos built and sold by private developers, but which are considered HDB properties for 10 years. They are fully privatised from the 11th year afterward. ECs are full-suite condos, which means they have the pool, gym, tennis courts, and other such amenities. However, they can also be bought with subsidies, such as the CPF Housing Grant.

Yes, it’s private property that you can buy with government subsidies – now you know why ECs sell out so fast.

ECs can be purchased by Singaporeans with a household income of no more than $14,000 per month. 

The cost breakdown for upgrading to a condo or EC

The first thing you need to consider, when upgrading, is whether you’ll buy your condo before you sell your HDB flat, or after. 

As a Singapore citizen, you’re subject to seven per cent Additional Buyers Stamp Duty (ABSD) on your second property. And yes, buying a condo before you sell your flat counts as buying your second property; so on a condo that costs, say, $800,000, this comes to an ABSD of $56,000.

Ouch.

However, you can get the ABSD money back later, if you sell your flat within six months of purchasing your new home (which you’ll have to do anyway, because you have to sell your flat within six months upon purchasing a private property). 

You do need to pay the ABSD money within two weeks of exercising the sale and purchase agreement though, so you’ll need to have it in cash or in your CPF to begin with. If you can wait, you might want to seriously consider selling off your flat before you rush to buy a condo. 

The second consideration is the prepayment penalty. After you sell your house, your first priority will probably be to pay off your outstanding home loan, and take another one for your condo.

(Note: if you try to take a home loan when you already have an outstanding one, the down payment will be a whopping 40 per cent on the second home loan). 

Here’s the bad news: many banks impose a fee, if you try to pay back your home loan early. That’s to make up for the interest they would lose. Typically, the prepayment penalty is one to 1.5 per cent of the repaid amount, but it can vary with each bank.

In the above example, say you still owe $70,000 on your home loan, at the time you decide to sell and upgrade. You repay the rest of this loan with the sale proceeds. The bank might charge you a prepayment penalty of 1.5 per cent of the $70,000 you pay back, or $1,050. 

Next, we look at the costs of your fancy new condo.

The main costs will be:

  1. -       The initial down-payment
  2. -       The stamp duties and legal fees
  3. -       The monthly loan repayment
  4. -       Maintenance fees
  5. -       Property taxes
  6. -       Renovations 

1. The initial down-payment

We’ll assume you need a home loan to buy a condo or an EC*. The maximum Loan-To-Value (LTV) ratio from the bank will be 80 per cent. The down payment is 20 per cent, of which the first five per cent must be paid in cash. The remainder can be paid in a combination of cash or CPF Ordinary Account (OA) monies.

Do note that for ECs, you can qualify for CPF housing grants to lower the cost. These can be found here

  1. 80% from bank loan
  2. 15% from cash or CPF
  3. 5% in casH
  4. For example, say you purchase an EC with a value of $800,000. You would have to pay:

- $40,000 in cash 

- $120,000 through a combination of cash and/or CPF OA funds

The remaining $640,000 can be financed by the bank loan, assuming you get the full LTV of 80 per cent.**

2. The stamp duties and legal fees

Legal fees – also called conveyancing fees – range between $2,500 to $3,000. You can use a cheaper law firm if you can find it, so long as the bank accepts the firm (hint: get a mortgage broker to do this for you for free, because checking out law firm prices can be a mind-numbing process.)

You may be able to pay the legal fees with your CPF monies; again, this depends on the law firm you use.

Next, you need to pay the Buyers Stamp Duty (BSD). This is how BSD is charged:

  • 1% of this amount
  • Next $180,000 
  • 2% of this amount
  • Next $640,000
  • 3% of this amount
  • Any amount exceeding $1 million
  • 4% of this amount

 

For our $800,000 property, the BSD is:

  • 1% of the first $180,000 = $1,800
  • 2% of the next $180,000 = $3,600
  • 3% of the remaining $440,000 = $13,200
  • Total = $18,600

The BSD is payable within two weeks of signing the Option to Purchase (OTP), and can be paid with your CPF. 

3. The monthly loan repayment

The interest rates on home loans vary, as there’s no perpetual fixed rate. Typically, interest rates are lower during the first three years, but are much higher on the fourth year and thereafter. You may want to re-finance (switch from one loan package to another) on the fourth year or beyond, if your loan gets too expensive.

Nonetheless, we will go with an interest rate of 1.8 per cent per annum, which is the median rate at this time of writing. The borrowed amount is $640,000 (see point 1), and the loan tenure is assumed to be 25 years. 

Overall, this comes to a monthly repayment of around $2,651, which can be paid via cash or CPF. You can calculate mortgage repayment sums here

4. Maintenance fees

Most condos have maintenance fees of around $250 to $350 per month*. The fee will vary based on the share value of your unit; the bigger the floor space of your property, the more of the maintenance costs you’ll bear. 

(This also means that, the more units there are in a development, the lower the maintenance costs tend to be. It gets divided among more people. But who wants to use a pool so crowded, it’s almost got more people than water?!)

If you previously lived in HDB estates, you may be surprised to learn that many condos don’t collect maintenance fees on a monthly basis; many of them collect on a quarterly basis instead. So brace yourself for bills of $1,000 to $1,400, which have to be paid in full every quarter (there’s an interest rate charge for late payment).

*For higher-end condos, this can come to over a thousand dollars a month. Ask before you buy! 

5. Property taxes

Your property tax is based on the Annual Value (AV) of your condo unit, as assessed by the Inland Revenue Authority of Singapore (IRAS). The AV is the estimated amount of rental income your condo could generate, in a year (whether or not you actually rent it out). 

You’ll have to visit the IRAS site to determine your specific condo’s AV. 

There are two property tax rates for condos: the first is for owner-occupiers (lower rate), and the second is for condos that are rented out (higher rate). 

To keep things simple, just use the IRAS calculator to determine your property tax. 

  • For the $800,000 property in our example, we will use an AV of $36,000. This comes to an annual tax rate of $1,120, or $93 per month. 
  • (An AV of $32,000 - $40,000 is typical of most suburban condos, at this time of writing). 

6. Renovations

Most condos have a renovation cost of between $30,000 to $50,000. This is because renovation loans are capped at $30,000 or six months of your income (whichever is higher), so interior designers / contractors use this as a guideline. 

For the condo in our example, we’ll assume you keep it to $30,000, and pay this in cash. For a family this would probably be more, but many singles find this is sufficient even for large (1,400 square feet) condos. 

If you do want to take a loan for renovations, however, you’ll be paying an interest rate of between 4.8 to 5.3 per cent per annum (around $560+ per month in repayments, over a five-year loan). 

Total cost breakdown:

  1. Initial cash payments = (5% down payment) + ($2,500 legal fees) + ($30,000 renovations) = $72,500
  2. Initial amount paid from CPF = (15% down payment) + (BSD) = $138,600
  3. Monthly payments = (Property tax broken down to monthly amounts) + (Maintenance) + (Home loan repayment) = $2,994 

Note that this is a ballpark figure, excluding smaller costs such as insurance, furnishings, commissions for a property agent, etc.

Lastly, remember to protect your shiny new condo with home contents insurance.

I can tell that he thoroughly enjoys it but he just wants to be seen as not.. piano to him is not so much of a boy’s thing I suppose. It’s more of a mummy like it thing. He asked me why not sign him up for drums instead.. haiz what to do with this little one ?

Looking at him today..I wonder if he thinks it’s not a cool boys thing to do.. teacher has to make sure that he stays back to answer the questions which he so know the answer. Lol he is way too quick for his own wits sometimes.

Playtime

















The littlest things

Planning for vacations has been such a difficult thought process! First of all, the travel can’t be during off peak Seasons as Natalie and. Nathan are both in school and it’s important that they go to school and not miss lessons. 

Secondly, dad’s health is unlikely to take Long flights well and it’s worrying to think that anything bestowed should happen there is little or no medical attention on board. Besides his non-citizenship status means that we have to get the travel visas in advance. Have asked him to get Malaysia and Bangkok, not sure if he has done it. 

Thirdly, kids still have to eat home cooked food. They loved the blandness and Super healthy ingredient! Nathanael is a sucker for salmon, tofu and rice! Refuse to try other food types without these staples. 

Fourthly, I am a worrier! I worry about natural disasters. The fact that I am.so I'll equipped if a Tsunami or earthquake or landslide was to happen! I also worry about expenditure! When we get there, what do we do, what's the itinerary that is kids friendly, how to move the brood. How to relax but yet stay vigilant! Alamak so many places cannot go now- Indo cause of volcanic eruption- Mimi was stranded 2 years ago due to volcanic eruption, Philippines/Phuket- Tsunami, Bangkok - flooding ; Hong Kong - protest about the extradition bill ...  not sure when it'll stop. Tokyo- earthquake.. alamak! How ? So go or don't go leh ..

Nats fights

Children have been fighting each day!  Tearing my hair out to discipline! Tried the fierce tiger management method. Didn’t quite work.. tried to be the coaxing parent.. always a struggle to get attention. It made them think that they have full jurisdiction over their plights! Haiz parenting is so tough! Getting them to do what is good for them takes so much patience! With the change in scoring system for Psle I suspect it makes it even harder for kids to get a good score and only the best gets to enter a good school.. how? I am feeling the heat but the kids are so laid back! They don’t seem to have any idea about what lies ahead and yet they want to make decisions at age 4, 8 and 10? 

So tough being a working mum! Easier working than being a mum to be honest but satisfaction purely in the job is never there. With the kids, they are a different level of satisfaction.. it’s purpose and drive!

Embarrassing moment - Natalie

In term 2 of primary 1, I received a call from NanChiau Primary School. I was informed that natalie pooped in the hall during national anthem. She ran to the teacher to inform her that she had to rush to the toilet. The poop landed in her underwear and was dropping out. She took the plastic bag from her schoolbag before running to the toilet. While at the toilet, she settled herself and dumped her soiled underwear into the plastic and send it to the admin office. She made a conscious decision not to head back to class or the hall to avoid any form of embarrassment. 

The package was delivered by hand to auntie Lina. She washed her underwear, cleaned her up  and gave her a disposable underwear. 

Unfortunately, it happened again. 

During PAL, Natalie had another tummy ache. She was do engrossed with her work that she didn't realised she pooped again. This time it fell to the ground as the disposable underwear was inadequate in holding extra weight. The class    exclaimed to the teacher "Natalie pooped on the floor." Until then, she realised that she pooped yet again. She laughed and rushed to the general office. Looking for auntie Lina again. 

This round, she pooped on her shoes and skirt as well. The decision now is to send her home. She gave her a pair of adult sized slippers which Natalie used and waddled to the toilet. Natalie was cleared and given a spare skirt. She called me and I activated Gong Gong to bring her home. 

Gong Gong, Nathanel and Mimi went to pick her up. Natalie  was so relieved to see them. 

Moral of the story:-
Do not go to school when you feel unwell. Diarrhea is rely hard to hold back. 

Good thing is Natalie bounced back and can still laugh at herself. Toda6 she related the experience to Nathan and Nathanael. I am so amazed by her candidness and resilience.

Little chats

My neighbour recently complained about the toilet ceiling seepage and Nathanael witnessed the inspection conducted by a personnel from HDB. This was what he shared with his brother:-

Nathanael: Gok Gok, today the government came. Our neighbors downstairs complained.
Nathan: Oh what did they complain?
Nathanael: They say you always play basketball lor. So they complain to the government. Must only play at the playground (he didn't know how to say court)
Nathan: oh.. (from then on Nathan has kept his basketball aside.)
